A journey into timeless India, the capital city of Tamil Nadu, Chennai, was formerly known as Madras. Rich in the treasures of history, Chennai is the fourth largest metro in India.

The largest city in South India is witnessing sustained real estate demand thanks to reasonable satisfactory infrastructure. The city has started attracting IT/ITES companies and this is spurring the real estate development. Many BPO firms are approving Chennai for their second or third locations.

Last one year has been remarkable for the capital of Tamil Nadu as it marked the entry of financial giants such as Government Investment Corporation of Singapore in the local real estate market. The new space requirement for official complexes has also skyrocketed to a commendable level of 3.5 million sq.ft. Nothing surprising, there has been a modest increase in the rental and capital values of properties which are located in Poes Garden, R A Puram, Alwar Pet and Harrington Road.

With an infrastructure which is better than Bangalore, Chennai is fast emerging as a favourite destination of new age businesses. In the

next one year, the city is slated to witness commencement of several big size projects in the residential segment. Water scarcity, however, is a serious problem area for the city.
